Pricing, Validity & Scope

All quotations are valid for fourteen (14) days from the date shown on quote.

Once the quote is signed by both the Client & Turn Key Solutions, and a deposit is received, pricing is then FIXED for twelve (12) Months from the quote date.

All pricing is subject to provision of accurate floor plans, site plan, drainage plan, and any other reasonably requested information.

Our fixed price is based strictly on the scope of works outlined in the signed quote. Any change to the scope of work changes than the price may also change.

If the scope of work is substantially changed after signing, we reserve the right, at our discretion, to cancel the contract, in which case any deposit paid will be forfeited.

Payment of the deposit constitutes acceptance of these terms and conditions.

Deposits are NON-refundable (except finance decline).

Concrete and Paving (where included)
-
Pricing is based on the ground level around the house being not higher than 150mm below damp course.

Where stormwater has been installed by others, Turn Key Solutions accepts no responsibility for any issues with drainage. Any modifications/additions required will incur additional costs and potential time delays.

Stormwater drains located within the concreted area will have drain lids fitted by Turn Key Solutions. Drains outside the concreted area will be left as is and are to be cut to height and fitted with drain lids at time of landscaping (by owner)

If you already have a storage hot water service and/or air conditioner installed before we start work, additional costs may apply if they restrict access. This may include extra labour or the use of a concrete pump. In some cases, the HWS or AC may need to be temporarily moved (at your cost) to allow work to be completed.

Charcoal / Coloured Concrete (where included)

Coloured or charcoal concrete will be either "colour on" using a tinted sealer or “colour through” concrete, at Turn Key Solutions discretion, unless otherwise specified on the quote.

Exposed Aggregate (where included)
-
Exposed aggregate mixes may vary from day to day (sometimes even in the same day). Any sample viewed are indicative only, and the final colour of the concrete and/or aggregate appearance may be differ from sample.

Driveway Crossover & Stormwater (where included)
-
Pricing does NOT include cutting, removal or reinstatement of footpath or kerbs, nor the installation of inverts or stormwater outlets, unless expressly stated in the quote. Additional costs will apply if these items are required.

Retaining Walls (where included)
-
Removal of any existing walls or fences are NOT included unless expressly stated in the quote.

Removal of surplus soil or vegetation is NOT included unless specified on the quote. Additional costs will apply if this is required.

All sleepers are plain concrete, unless otherwise specified on quote.

if rock, concrete or other solid obstructions are encountered during digging for retaining walls &/or fencing, than additional charges will apply.

All due care will be taken to avoid damage to any services (eg. water, gas, electrical etc.). However, due to the nature of the work, damage may still occur. In such cases, we will assist where possible, however, it is ultimately the responsibility of the client to rectify and cover all associated costs.

Once retaining works commence, actual required heights may differ from those shown on plans and/or the quote. Any additional retaining required will be charged at the current rate at the time of installation.

Fencing (where included)
-
Removal of existing fences are NOT included unless specified in the quote.
-
Under fence plinths are NOT included unless expressly stated in the quote.

Certain fence colours, including but not limited to Monument & Teatree will incur additional cost.

Any additional posts will be in galvanized finish (unpainted) unless otherwise specified in the quote.

If rock, concrete or other solid obstructions are encountered while digging for retaining walls &/or fencing than additional charges will apply.

All due care will be taken to avoid damage to any services (eg. water, gas, electrical etc.). However, due to the nature of the work, damage may still occur. In such cases, we will assist where possible, however, it is ultimately the responsibility of the client to rectify and cover all associated costs.

If fencing is installed before or during construction of your home, or where existing fences are already in place, we take no responsibility if they are damaged or get dirty.

All fencing invoices are payable by the client. Reimbursement from neighbours, if applicable, is the client’s responsibility.

Where under fence plinths are included and it is later determined that retaining walls are required (in lieu of plinths), then additional charges will apply. Retaining works will be charged are the current rate at the time of installation, and the cost of plinths will be credited against this amount.

Tiling (where included)
-
Grout and silicone colours will be matched at the tiler’s discretion unless otherwise specified in the quote.

Tiles will be “butted up” to skirting boards.
-
If removal of skirting boards is required, this is the responsibility of the client. If skirting boards have not been removed prior to our arrival, additional charges may apply for removal of skirting boards and/or rebooking fee.

If skirting boards are removed, it is the client responsibility to refit them.
-

Timber / Laminate / Hybrid Flooring (where included)
-
Flooring will be “butted up” to skirting boards with a timber beading added, unless otherwise specified on quote.

If removal of skirting boards is required, this is the responsibility of the client. If skirting boards have not been removed prior to our arrival, additional charges may apply for removal of skirting boards and/or rebooking fee.

If skirting boards are removed, it is the client responsibility to refit them.
-
No floor preparation is included, if the floor is not suitably level, then additional preparation cost will apply, this is a more common issue with hybrid flooring options.

Landscaping (where included)
-
Plant selection is at the discretion of our landscapers unless otherwise specified on the quote.
-
Any earthworks, soil or vegetation removal is NOT included unless specified in the quote, additional costs will be incurred if this is required.

Clothesline (where included)
-
Installed at approx. 1800mm high (+/- 100mm) unless otherwise specified on quote.
-
Supplied in black unless otherwise stated in the quote.
-
Installed as wall mounted, unless otherwise specified in the quote.
-

Rainwater tank (where included)
-
The tank colour will be matched as close as possible to the nearest fence unless otherwise specified in the quote.

If the rainwater tank required is too large to fit down the side of the house, it must be delivered to site prior to the house frame being erected. It is the client’s responsibility to notify us of when this will occur.

The tank will be hidden as best as possible, however, no responsibility is accepted for loss, theft or damage once delivered to site.

Product Availability & Selections

In the event that a selected product is discontinued or becomes unavailable, Turn Key Solutions will endeavour to offer an equivalent alternative, and/or a re-selection may be required.

It is the client’s responsibility to provide all relevant council, developer, or estate requirements (including but not limited to fencing and driveway style or colour). Turn Key Solutions accepts no responsibility for any product supplied or installed that does not comply with such requirements.

The client is responsible for providing accurate and sufficient boundary identification. No responsibility is accepted for boundary encroachments.
-
All selections made digitally are at the client’s own risk. Colours and finishes may appear different across screens and may differ from the finished product in real life.
-
The client must notify Turn Key Solutions in writing of your building handover date at least four (4) weeks prior to avoid any unnecessary delays.

Invoicing & Payments
-
Turn Key Solutions may issue invoices across multiple stages. All invoices must be paid strictly within seven (7) days. Late payment fees will apply.
-
Progress payments may be issued at any time during the project. The following payment schedule is indicative only, and additional or more frequent progress payments may be required, particularly for larger projects.

Approx. 20% payment is due prior to commencement of works.
-
Approx. 25% payment is due at the midpoint of the project.
-
Approx. 45% progress payment is due towards the end of the project.
-
Final outstanding balance is due upon practical completion of all quoted works.
-

If an outstanding balance exceeds $20,000, works may be suspended until payment is received.
-
All materials supplied remain the property of Turn Key Solutions until all invoices are paid in full.
-
Late payment fees are charged at 1% of outstanding balance per week until payment is made in full.

Project Delays & Additional Site Visits
-
Any additional site visits required by our trades as a result of the project being placed on hold due to external trades or a decision to delay by you may incur additional call out fees. These will be charged in the final invoice.

Allowing us to carry out the work
-
Once you give us the all clear to commence your project, our team may attend the site as needed. We will endeavour to provide advance notice where possible, however, this may not always be practicable, and our trades may attend with short notice or no notice at all.

Our trades may carry out work on weekends or outside normal office hours. During these times, your Project Manager may not be contactable, and you may be contacted directly by the trade. If you prefer that no works be undertaken on weekends, please notify us in writing. Please note that this may result in delays to your project.

·Works Commencing Prior to Builder Handover

If works are to commence prior to handover from your builder, written confirmation from the client is required specifying when works may begin.

No responsibility is accepted for anything that gets damaged or dirty as a result of works being completed before handover.
